Tybald’s planning submitted

Avanti Architects, Duggan Morris Architects and Mae Architects have submitted plans for a £20 million regeneration of the Tybalds Estate in Holborn, London.

They are developing the scheme with Camden Council and Tibbalds Planning & Urban Design to increase the amount of affordable family housing in the area. The existing estate sits between

Theobalds Road and Great Ormond Street Hospital, and currently comprises 360 homes in nine residential blocks built in the 1950s and 1960s.

The proposal aims to reintegrate the estate with the Georgian terraces of the area, with new buildings as well as extensions to the existing brick and concrete blocks. It adds 93 new homes, 68 of which will be affordable I and 11 of which will be designed for residents using wheelchairs.

Avanti has designed the extensions, while Duggan Morris and Mae have designed a number of new blocks on underused open areas on the estate.

Alex Ely, partner at Mae, said: “This is the urban equivalent to dental surgery.

We have added new housing to fill in awkward gaps to create continuity and coherence.”

The focal point is a new urban square that increases the usable open space by 12%. There are also new courtyards and improvements to existing community spaces. The residential blocks will receive new brick overcladding and replacements to the corrugated metal cladding at the ends of corridors.

The homes are designed to meet Code for Sustainable Homes Level 4. A combined heat and power system will be installed. The scheme will be built over five years.
