Newham housing submitted for planning

Avanti Architects have submitted proposals for 70 new affordable homes in Newham. The proposals deliver over 40% family homes, with a mix of townhouses, maisonettes and apartments across three, four and twelve storeys. The development responds to the varied townscape with townhouses addressing John Street and apartments fronting onto Church Street.

Scale has been carefully considered to bring daylight and sunlight into the scheme and to maximise landscape with a liner garden at the centre of the site to be shared by all residents and the existing apartment building to the north of the site. The proposals also increase the amount of publicly accessible landscape with an expanded pocket park along the eastern edge of the site.

The project is designed with high levels of sustainability and energy efficiency, including the target of meeting Passivhaus standard to ensure high levels of thermal comfort and low energy bills for residents.

Homes are generously proportioned, with corner balconies for apartments and generous rooftop terraces for townhouses that benefit from good sunlight whilst allowing the ground level to be maximised.

Materials and detailing are carefully considered combining brick and precast concrete to articulate details including a pergola structure to the townhouse rooftops and the generous shared entrance to the apartments.
