John Street Passivhaus progress on site
25 April 2025The 70-home John Street Passivhaus development in Newham is nearing completion with scaffolding removal underway. The project provides much-needed new affordable homes for client London Borough of Newham across buildings of varying scale including townhouses and apartments.
Avanti achieved consent through a collaborative process with client and community on this brownfield site in close proximity to existing council homes. We devised and approach with the community and ME Landscape that provides a new central green courtyard shared with existing residents. The massing of the new buildings is carefully tailored to avoid sunlight and daylight impact on existing dwellings, with an innovative terraced house design private upper floor south-facing living room and terrace that maximises shared social outdoor space at ground level.
Passivhaus design requirements were carefully considered from the outset in terms of shaping the building form, minimising cold bridging and ensuring thermal comfort throughout the seasons with external shading in key locations.
The project is being delivered to a high standard of workmanship to meet Passivhaus Classic standard by Higgins Partnership with MEPK Architects as executive architects.
